1 Mobile Service & Minimum Scope (1 Room + Travel Surcharge)

To ensure operational feasibility of dispatching our mobile industrial steam-extraction equipment, sanitation protocols, and travel logistics, we establish a base service scope for residential visits.

Our mobile dispatch covers a minimum of 1 standard room (up to 13×15 ft) or equivalent combined service. For appointments requesting only one (1) single room, an additional travel surcharge is applied to cover equipment dispatch and transit routing.

2 Territorial Coverage & Service Cities

Our official service territory proudly covers the following cities and communities within the Phoenix Metropolitan Area: Phoenix, Glendale, Scottsdale, Mesa, Tempe, Chandler, Gilbert, Peoria, Surprise, Avondale, Goodyear, Tolleson, Buckeye, El Mirage, and Litchfield Park.

3 Pet Hair Policy & Limitation of Guarantee

Esparza's Carpet Cleaning utilizes mechanical brushes and high-power vacuum equipment to extract substantial amounts of pet fur during steam washing.

4 Enzymatic Urine Treatment & Deodorization

Specialized bio-enzymatic treatment for animal urine is applied on a targeted basis per room requiring application. This biological enzyme breaks down uric acid crystals that produce lingering odors, helping prevent pets from re-marking the area.

5 Condition for Tile & Grout Sealant Application

Protective sealant for ceramic or porcelain grout lines is strictly an accessory, conditional service. It can only be applied immediately following a professional rotary deep extraction performed by our team. We do not apply sealant on floors not pre-washed by Esparza's Carpet Cleaning.

6 Standard Room Dimensions & Oversized Areas

Base quotes and promotional packages (such as our special rooms offer with free hallway) cover standard residential rooms up to 13 × 15 feet (approx. 195 sq ft). Rooms exceeding this standard size are computed based on actual footage.

7 Property Preparation & Client Responsibilities

• ✓ Safeguarding Valuables: Clients must remove and secure all cash, jewelry, watches, cards, laptops, fragile glass decor, and small toys before our arrival. Esparza's assumes no liability for fragile or valuable items left in work or pathway areas.
• ✓ Moving Furniture: Our technicians gladly shift lightweight furniture (like coffee tables or chairs) and place protective pads under the legs. We do not move excessively heavy items such as anchored King beds, heavy armoires, full dressers, or glass display cabinets. Cleaning around those areas is done with precision perimeter tools.

8 Drying Times & Ventilation Guidelines

Drying time may vary depending on the surface or fabric, its fiber type, and the airflow in the area. Some fabrics may dry in approximately 1 to 2 hours, while others may take longer.

We recommend turning on ceiling fans, keeping air conditioning set at a moderate temperature, or cracking windows in dry Phoenix weather. Avoid walking on damp carpets with street shoes during the drying window.

If you need to cancel or reschedule, we kindly request at least 24 hours advance notice so we may reassign the time slot to other Phoenix Valley clients.

11 Material, Fiber & Stain Limitations

Final cleaning outcomes depend directly on the fabric or carpet fiber composition, the origin and age of stains, and any prior chemical products or home remedies previously applied.

While our commercial high-temperature steam extraction breaks down and removes deep dirt, traffic soil, and trapped odors, permanent chemical bleaching, severe burns, or permanent dye alterations cannot be 100% reversed. Our technicians always apply maximum professional effort to achieve the highest possible restoration.

12 Communication Policy (Text & WhatsApp Only)

To maintain complete clarity and written records of quotes, photo reviews, and confirmed appointments, all communication is conducted strictly via text message (SMS) and WhatsApp.

We operate Monday, Wednesday through Sunday from 7:00 AM to 5:00 PM (Closed on Tuesdays). Messages received during operating hours are always answered promptly.
